When I bought my house, I wanted to simulate various mortgage options, so I created a simulation tool. At the time of purchase, I was told that interest rates would rise later, so a fixed rate would be better, and I worried about various things. I wanted to calculate what would happen to payments if interest rates kept rising, and what would happen if I made accelerated payments every month, but existing tools couldn't do that, so I made one lol I'll list the site in the related links.
